Deposits and payment

We require a deposit of one room night at the time of making a reservation. For a whole-house booking, we require fifty percent of the full cost as a deposit. Full payment for all reservations is required seven days prior to arrival and will be automatically collected from the credit card that was used to pay the deposit.

Room rates

Room rates are based on two-person occupancy and include breakfast. Rates are subject to 8.5% NH Rooms and Meals Tax. Additional guests over age two may be accommodated for an additional $25.

Minimum night stays in summer

During the busy summer months of June, July and August, there is a two night minimum stay requirement for all rooms on Friday and Saturday nights.

Checking in and out

Check-in: 3:00 PM - 8:00 PM. If arriving outside of check-in times, please call to make arrangements.

Check-out: 11:00 AM.

Cancellations

If your travel plans change and you must cancel your reservation, please call us at least seven days prior to your arrival date to receive a refund, less a $25 processing fee per room.

In the unlikely event that you must cancel with less than seven days notice, shorten your stay, or check out early, please understand that we are unable to provide a refund. If we can rebook your room(s), a full or partial refund will be made.

A 30-day cancellation notice is required on whole-house bookings.

Rates/policies are subject to change and may vary during high-impact periods and for special requests.

Guests

We welcome children and families. Children under age 2 stay for free. Children must be supervised at all times. No pets allowed.

We may be able to accommodate extra guests in some rooms. There is a $25 fee for an extra guests over age 2 years old in any room. Please let us know if you require a fold-away cot, subject to availability.

Smoking policy

No smoking or vaping on the property.
